Loan Parameters

Core Lending Terms

First Deed of Trust Only

We lend exclusively in first-position. No second liens or subordinate positions.

Up to 50% Gross LTV

Gross loan amount — including points, prepaid interest, and reserves — may not exceed 50% of collateral value.

$25,000 to $500,000 Loans

Loan amounts generally within this range, subject to collateral, equity, and underwriting.

No Monthly Payments Available

Interest and fees may be capitalized into the loan at closing, subject to underwriting and LTV constraints.

Vacant Land Considered

Vacant residential lots, infill parcels, and development land are eligible collateral.

Fast Collateral-Based Review

Our review focuses on the equity and collateral position, not just borrower credit.

Featured Program

12-Month Capitalized Interest First Trust Deed Loan

This program is designed for borrowers who need short-term capital without the burden of monthly debt service. Interest and loan fees may be included in the loan at closing — subject to underwriting, LTV constraints, and final approval — allowing qualified borrowers to have no monthly payments for up to 12 months.

At maturity, the full principal balance — including any capitalized interest and fees — becomes due. Borrowers typically exit through refinance, sale, or payoff.

Vacant land and infill parcels
Bridge financing needs
Value-add and repositioning projects
Construction-adjacent situations
Borrowers with strong equity but short-term liquidity needs

No funding commitment is made until underwriting, title, valuation, collateral review, and final approval are complete. Terms are subject to change.

The Process

How It Works

01

Submit Property & Loan Request

Tell us about your property, the loan amount you need, your use of funds, and your exit strategy.

02

Equity, Title & Exit Review

We review the equity position, title condition, use of funds, and borrower exit strategy to assess fit.

03

Receive Preliminary Loan Terms

If the request appears to meet our criteria, we provide preliminary terms — not a commitment to lend.

04

Title, Valuation & Underwriting

We complete formal title review, property valuation, and full underwriting before any approval.

05

Close Through Escrow if Approved

If all conditions are satisfied and final approval is granted, the loan closes through a licensed escrow.
